If you are planning on marketing your property for sale after Christmas & New Year, you’re probably thinking this to get the mayhem out of the way first, after all, keeping your house in show home condition at this time of year isn’t going to be easy. But is that the right thing to do?

Here’s the thing… The Christmas and New Year period is one of the busiest times of year for property searches on the major property portals.

According to rightmove.co.uk last year:

There were over 1.6m visits to rightmove.co.uk between Christmas Eve and Boxing Day as home-hunters escaped from the cycle of wrapping presents, opening presents, cooking food, eating food, and slumping down in front of a movie and the Queen’s speech

Clearly you don’t want people viewing during these times, and they probably wouldn’t want to view, but can you afford to not put your property in front of those potential buyers?

Here’s the solution:

Have your property professionally photographed at the beginning of December (BEFORE the Christmas decorations go up) then launch onto the market on the 21st December but start viewings, maybe an open day (see my post on open days here), during the 2nd or 3rd week in January. This way, you get the best of both worlds, your house gets seen by the huge amount buyers looking to kick start their property search in the New Year and you get quality time with your loved ones over the festive season… perfect.
